Tyson Cline Says The Texas Luxury Real Estate Market Is Still Booming

Over the past few months, several REAL ESTATE AGENTS have told me that the current real estate market is unlike anything they have seen before. In many cities, low inventories, bidding wars and soaring house prices have become the norm. No one knows exactly how long this will continue, but many in the industry say they are seeing signs that this trend may be over soon. According to the latest data from the San Antonio Board of REALTORS®, a total of 4,024 homes were sold in and around San Antonio in June, up from 3,885 in July. While there was a slight decline in home sales, realtor Tyson Cline, who represents luxury clients in San Antonio, Houston and The Woodlands, said those markets remained warm.

Cline is the Founder and Team Leader of The Group, a leading luxury real estate team with Real Brokerage. He is no stranger to the industry, the Louisiana native’s family has owned a residential and commercial construction business for over 40 years. The former residential mortgage lender started selling real estate in 2014. He holds several designations including Certified Luxury Home Marketing Specialist, Certified Home Marketing Specialist and Texas Realtor Leadership Program. . Tyson recently shared his thoughts on the current luxury real estate market in San Antonio, which he says starts at $ 600,000.

Q. What is happening in the luxury real estate market?


A: At the end of April, May and June, inventory levels started to climb across North America. This compensated for several supply situations and allowed some markets to begin to achieve greater stability and a more normal pace in the buying and selling process. Make no mistake, the luxury real estate market is still a seller’s market. However, the intensity of demand is expected to decrease, causing a gradual but continuous slide to a more typical pace.

Q: Are stock levels similar across all price ranges?

A: No, we have less inventory in the non-luxury price ranges. For example, The Dominion has over 4 months of inventory for homes priced between $ 600,000 and $ 800,000. compared to other neighborhoods in San Antonio where inventory is less than 2.5 months.

Q: Where are most home buyers from?

A: Most of the buyers are from California, New York and Mexico. We also work with buyers moving from the Houston area.

Q: What design features are buyers asking for?

A: COVID has focused on how homes were built, rated, and what homeowners determined they needed in their homes. So, we started to see new designs start to pivot dramatically towards integrated home environments where people can live, work and play. It is more about a balanced lifestyle that offers solutions for living inside and out. The design and functionality mainly focused on flexible space, more square footage, more outdoor space, additional rooms, and fast data connectivity. Some engineering features include ambient HVAC solutions, water filtration systems, and home automation.

Q: Which areas of San Antonio seem to be the most popular?

A: Alamo Heights, Terrell Hills and Olmos Park. These areas have attracted affluent buyers for years and continue to meet the needs of most families.

Q: Do your clients also buy investment property?

A: Yes, I have clients who buy fix / flip and Airbnb investment properties in Houston, San Antonio and The Woodlands.

Q: Where do people buy vacation homes?

A: There is a lot of activity in the Galveston area. The rich buy a resort style property for travel and family fun. During peak periods, some use their property as a short-term rental to generate additional income.

Q: Do most of your clients prefer to build or do they want to buy an existing home?

A: Right now people just want houses. We see a bit of both. For people moving from outside the area, if they can come and find a property that meets their needs, they will buy it. Otherwise, they rent a property and plan to build. The market is just as competitive for construction as it is for resale.
