Here are Rosie’s tips for planning annual maintenance and household projects


If we’ve learned anything from the 2020s and 2021s, it’s that we better prepare for anything.

Now that 2022 has arrived, let’s outline the projects and tasks you need to plan for throughout the year. This year, it is especially imperative to have a plan and a back-up, and possibly a back-up for your back-up.

With labor and material shortages combined with their rising costs, you need to make sure that you can manage large projects and repairs from a financial and chronological perspective. To reduce the risk of costly repairs and replacements, regular maintenance is essential and you should plan for it.

Monthly house maintenance

You can do most of these monthly tasks yourself and only require common household tools.

Change the air filter. Rosie recommends the 1-inch paper pleated filter that sits comfortably in the holder. If you have pets that shed or are hypermically allergic, more frequent cleaning may be necessary.

Look for leaks around toilets and sinks. Any sign of a leak could cost hundreds of dollars in repairs and wasted water down the road. Put a paper towel under every sink in the house and check for water spots.

Caulk any voids or cracks around and in tubs and showers.

Thoroughly clean the kitchen hood and filter.

Test smoke and carbon monoxide detectors. Smoke detectors with non-replaceable 10 year batteries are designed to be effective for up to 10 years. If the alarm sounds, indicating that the battery is low, immediately replace the smoke alarm assembly.

Smoke detectors with any other type of battery need a new battery at least once a year, possibly on New Years Day, whether they need it or not. An audible alarm is a warning that the battery is low. Replace the battery immediately.

Take a walk outside the house. Check for problems with the foundation, vents, gutters, and drainage pipes.

Winter

Test the security of your garage door. Make sure the chain pulls smoothly.

Spring

Cooling and heating system

Oh, you don’t want to be caught without AC by early May at the latest! Plan the tune-up and maintenance of your air conditioning which includes:

  • Checking that the thermostat settings are correct.
  • Cleaning of fan blades and coils.
  • Checking the fan motor and critical electrical components
  • Checking the whole unit for damage caused by winter hail

If your furnace and air conditioning unit are in the house and are easily accessible, perhaps in a closet, inspect the cabinet for any holes or leaks that a technician could fix.

Roof inspection

Inspect your roof before the monsoon arrives. Otherwise, if you have a leak, you could wait weeks for a repair or even for someone to lay a tarp.

Seal cracks and spaces in windows and doors with caulk or weatherstripping; replace if necessary.

Summer

Retest the safety of your garage door.

Check the weatherstripping on doors and windows.

Falls

Cooling and heating system

Even if the air conditioner is still running, schedule the semi-annual check-up of your HVAC unit no later than early mid-October. This ensures that the oven is ready for winter.

Chimney maintenance

Keeping your fireplace and chimney clean is a matter of safety. If you have used the fireplace in winter, provide a professional chimney sweep. It’s a messy job that you would probably prefer someone else to do.

According to the National Fire Protection Association (NFPA), a chimney should be swept at least once a year to keep it in good working order. If you have an oil or wood fireplace, you should clean it twice a year, depending on use.

Pool maintenance

Evaluate pool motor runtime and chemical usage. The engine can be reduced by a few hours a day during off-peak hours. Less chlorine will be needed during cooler temperatures. Test the pool water (or have it tested at your local pool supplier) and make sure you aren’t wasting money by chlorinating too much. Check the filters and baskets in the pool.

Irrigation

Sprinkler systems should be adjusted quarterly and depending on the weather of the season.

October is a great time of year for overseeding.

Daytime temperatures are around 80 to 85 degrees Fahrenheit and nights drop to around 55 degrees Fahrenheit. Warmer weather tends to favor Bermuda grass while preventing winter grass from establishing. If you have seeded in cold weather, you may get frost which will damage the young grass shoots.

Foundation inspection

Monsoon tends to bring a lot of flooding. Keep an eye on your foundation, driveway, and driveways for any signs of heaving. If you notice any changes, make an appointment with a foundation specialist.

Roof inspection

If you didn’t do it in the spring and survived the monsoon without a leak, call now to schedule an inspection before the winter rains. Roofers are exceptionally busy due to the monsoons. Get on their schedule now.

Replace old drafty windows with more energy efficient ones.

Drain the water heater.

Wrap insulation around faucets and exterior pipes in unheated garages.

Make a plan
